Start with the figures you can explain

Your entries stay in this browser. Results update as you type. All income and operating costs must be yearly amounts.

Project and borrowing
No more than the project cost.
Enter the rate proposed by your lender.
Income and operating costs
Include fuel or charging, driver, maintenance, insurance and overheads. Exclude loan interest and depreciation.
Use 0 unless you have a supported reason to change it.
Depreciation assumption
Editable model assumption. Confirm the asset class and period before preparing a report.

Your repayment picture

Enter the project cost, loan, rate, yearly income and costs. Your contribution and repayment coverage will appear here.

Use your own figures. A stronger-looking ratio does not make an unsupported income assumption reliable.

The figures enter the WhatsApp link only when you choose this button. You can review the message before sending.

Indicative only. Banks apply their own norms. Not financial advice. This uses equal yearly principal, full-year depreciation and tax assumed nil. It excludes fees, other debts and monthly repayment timing. The extra comparison is not standard DSCR. The bank decides the assessment method.

Read the method before you compare the ratio

Funds available equals projected profit before tax plus depreciation and term-loan interest. In this simplified model, that is income less operating costs. It is not a calculation of money left after every tax, personal draw or existing commitment.

Principal and interest method

DSCR = funds available ÷ (yearly principal + yearly interest).

Additional comparison, not standard DSCR

Comparison = funds available ÷ (yearly principal + yearly interest + yearly depreciation).

Depreciation is not a cash loan instalment. This additional denominator follows the supplied report format and is not standard DSCR. Confirm the format your branch requires.

The loan repays the same principal amount each year. Interest applies to that year's opening balance. This is not a monthly EMI schedule. Depreciation applies to the opening written-down value each year.

What the result can help you review

  • Your contribution

The contribution is project cost less requested borrowing. Divide it by cost to get the margin percentage. The 15% signal is a planning assumption, not a bank condition.

  • A tight first year

The 1.25 coverage signal is a prompt to review the structure. Consider a smaller loan, a higher contribution or a suitable tenure. If actual income is insufficient, recognise that limit.

  • An unusually high result

Review the basis for utilisation, rates and costs against real records. A high ratio is not evidence that the underlying assumptions are sound.

  • Tax and other commitments

Tax is excluded at every income level. Existing debts, working-capital movements and personal drawings can also reduce the cash available in practice.

How our reports work

We prepare your project report from the figures you give us and sign it as Finbees Consulting. It is a projection based on your own numbers. It does not promise loan approval and is not a CA-certified document.

If your bank branch asks for a CA or registered practitioner's certificate, tell us at the start so we can advise on the requirement.

Use this tool to explore the consequences of your assumptions. Finbees does not raise projected income on paper to turn a weak result into a preferred ratio.

Finbees is not affiliated with any bank.

About the preparer

Questions before you start

What does this DSCR calculator tell me?

It compares your projected funds available with yearly principal and interest in a simplified term-loan model. The DSCR is indicative and before tax. A separately labelled comparison adds depreciation to the denominator; it is not standard DSCR. The tool does not assess credit history, eligibility, a cash-credit limit or the bank's full requirements.

What is the additional comparison?

The additional comparison divides the same funds available by principal, interest and depreciation. It follows the supplied report format and is not standard DSCR. Depreciation is not a cash loan instalment. The official example linked below uses principal and interest in debt service. Confirm your branch's required assessment before preparing the final report.

Is 1.25 the minimum ratio for my bank?

Only your bank can confirm its required ratio and method. This tool uses 1.25 as a planning signal, alongside a 15% contribution signal. Neither is a universal sanction rule. The branch may apply other conditions, examine the weakest year, adjust the income basis or consider existing commitments before deciding the application.

Does this calculate monthly EMI or tax?

No. It assumes equal yearly principal repayment and calculates yearly interest on the opening loan balance. It excludes income tax, fees, repayment holidays, monthly instalment timing and other debts. The profit shown is before tax. Share the actual loan terms and borrower facts with the preparer before using a schedule in a final report.

Is the default depreciation rate correct for my vehicle?

The 15% default is an editable modelling assumption, not a decision about the correct tax rate. Asset class, use and period can affect the required treatment. The tool applies a full-year written-down-value calculation only. Review the actual asset and current rules with the preparer before carrying depreciation into your final report.

Are my figures stored or sent anywhere?

The calculator runs in your browser and does not store your entries or send them to a server. The sharing button stays unavailable until the inputs are valid. When you choose to share, it opens WhatsApp with the figures in a message. Review that message and decide whether to send it to Finbees.
